Seasonal Reservations
Definition
A seasonal property is a short term property configured with a seasonal monthly rental amount. Multiple month seasonal reservations distribute the seasonal rental amount monthly. Seasonal reservations can be generated with or without taxes applied to the reservation.
Seasonal reservations are most ideal for "Snowbird" reservations which usually last 2-4 months. In addition to collecting from the tenant and distributing rent to the owner monthly, the biggest advantage is that a short term property can be managed from the short term module thus avoiding having the same property in both short and long term modules. This reduces the risk of double bookings.
A short term property configured with a seasonal monthly rental amount can have seasonal or short term reservations generated against the property. There is no risk of double bookings because seasonal reservations and short term reservations can NOT be generated for the same period of time.
A seasonal reservation generates a separate receivable for each month of the reservation.
Example: A seasonal reservation with a stay date of November 16, 2014 to February 15, 2015 will generate independent receivables for each month. November, December, January, and February will each have a separate receivable which can be distributed, once paid in full, regardless of the other monthly receivable amounts being satisfied.
In order for a property to appear as available for a Seasonal Rental, the monthly SEASONAL Rental Price must be set up.
Setting A Short Term Property Up With Seasonal Rates
A seasonal reservation cannot be generated against a short term property until it has been configured with a seasonal rate amount. The seasonal rate will appear as the property's monthly rental amount on seasonal reservations.
The seasonal rate is setup on the details tab of the short term property configuration page.
(Select the Properties button > Select the Manage Properties button > Highlight the Office option > Highlight the Property option > Select the Edit button > Select the Details tab)
Once a short term property is setup with a seasonal rate value, seasonal reservations can be generated against the property for any available date.
Seasonal Reservation Fees
Short Term reservation fees will not apply to Seasonal Reservations. Seasonal reservation fees are configured on the seasonal reservation fee field on the details tab of the property configuration
page. It is located just under the Seasonal Rate on the right hand side of the page.The seasonal reservation fee configuration is property specific.

fee configuration amounts are located on the details tab of the property
configuration page.
